Converted from the original cider barn and approached through attractive grounds it stands alongside the owners 16th century thatched farmhouse. The cottage is bright and welcoming offering superb views from the patio area. Located only 1 mile from the Devon/Somerset border and 5 minutes from J25 of M5 it is conveniently accessible to Exmoor Dartmoor North & South coasts National Trust properties and theme parks.

Walkers can enjoy opportunities to explore the area on foot with footpaths and lanes leading from the cottage linking into nearby farmland forests & wildlife reserves. Idyllically situated yet aptly described by one visitor as being in the middle of everywhere it provides a restful haven to return to after a day out. Enter the character property from the level gravelled parking area and head into the large kitchen/dining area with a country feel perfect for family meal times.

The kitchen is well equipped with a ceramic hob and double oven fridge/freezer microwave dishwasher washer/dryer and DAB radio. From the kitchen/diner head towards the heart of the property the lounge. This room benefits from patio doors that open out onto the patio area with stunning views.

There is a wood burner effect electric fire flatscreen TV with Freeview DVD player various books toys and games. Out of the lounge the stairs lead up to the first floor where you will find the two bedrooms. The spacious and light double bedroom has a flatscreen TV and an en-suite Jack and Jill bathroom with shower over the bath.

Next is the spacious twin bedroom with cot if needed. This room also benefits from a flatscreen TV. You will also find a downstairs shower room with WC.

Venturing outside the property you will find the elevated patio area with a BBQ and outside seating allowing for al fresco dining with glorious countryside views. There is an enclosed garden area allowing children to be secure. In the garden there is a gate which leads to the duck and geese enclosure with a pond.

At the front of the property there is a covered parking space for one car and space also available nearby for a second car. The parking area is mostly gravelled and leads directly to the front door of the property.
