This 18th Century farmhouse combines rustic charm with contemporary facilities. The tranquillity of the rural location, yet still close to Exeter, is an added benefit.

Livermore Farm combines rustic charm with contemporary facilities in its 3 ensuite rooms. Located on the edge of the village of Aylesbeare only 20 minutes from the centre of Exeter, the 17th Century farmhouse is set in 15 acres of pasture, which supports sports horses, sheep and chickens. The 20 acres behind the house are also used for sheep by the local farmer and in the spring you will see and hear the lambs enjoying themselves

The house offers traditional farmhouse accommodation, a warm friendly atmosphere, quality accommodation with ensuite bathrooms and an Aga cooked breakfast using locally sourced produce including eggs from the farm's own hens. Its rural setting is close to Exeter with great views as far as Dartmoor. There are 2 village pubs that offer great evening meals and are within easy access of the M5 and A30, close proximity to Sowton, Exeter Airport, Crealy Adventure Park, WestPoint Exhibition Centre, Exeter City Centre and the East Devon coastline

We provide free broadband Wi-Fi internet access via the latest technology, stabling if required and great value.

Breakfast is served in the dinning room on a traditional oak farmhouse dinning table where guests can meet other visitors. The menu is based on traditional farmhouse breakfast and uses local produce including eggs from our own free range hens. Directions:
M5|Road|5|Exit - Junction 30, at roundabout take the A376 signposted Exmouth and Sidmouth. At the next roundabout take the A3052 towards Sidmouth; you will pass West Point Exhibition Centre on your left and then the White Horse pub on your right; when you get to the Esso Garage turn left towards Aylesbeare; the road sweeps around to the right for 400 yds, at a small cross roads (Madges Cross), 150 yards passed the willow, turn right, signposted Exmouth and you will see our farmhouse on the left
