Situated in the heart of a working family beef and sheep farm this detached barn conversion has been converted to a very high standard to provide a spacious holiday home and benefits from having a lovely rural valley view. There are an array of spectacular rural walks on its doorstep or visit some of the popular pubs within a short distance or for golfers there is a choice of golf courses within a 10 mile radius. Ideally placed close to the Cornwall and Devon border the location is ideal for exploring the local area and nearby attractions to suit all ages including The Milky Way The Big Sheep Launceston Steam Railway The Eden Project Clovelly Tintagel and Bude with its sandy beaches selection of shops restaurants and leisure facilities.

As well as fantastic coastal walks and scenic cycle routes in the area stunning scenery is to be admired on Exmoor Bodmin Moor and Dartmoor all within varying driving distances. Inside the property the living accommodation downstairs is open plan spacious and striking. With exposed beams and ceiling trusses wooden floors exposed stone walls and large French windows displaying spectacular rural views this is a sociable and inviting space.

The kitchen sits at one end of the room and includes an electric oven and hob fridge/freezer dishwasher microwave breakfast bar and dining table. At the other end of the room the light and airy lounge area sits between two French doors and beneath a high vaulted ceiling. Here you will find a TV and DVD with Freeview and coffee table.

The separate utility room contains the washing machine and tumble dryer. Also on the ground floor is the twin bedroom with an en-suite wet room. Heading upstairs the double bedroom enjoys rural views and a high vaulted ceiling.

Next to the double bedroom there is a separate bathroom with bath and handheld shower attachment separate shower and WC. Moving outside to the enclosed garden there is a patio area which wraps around the majority of the property and features a table and chairs and BBQ perfect for summer dining. This gives way to a lawn garden that overlooks the fields beyond.
