A stunning barn conversion set in rolling countryside, this property is able to sleep six people across three bedrooms, one of which contains a four-poster bed.

Set amidst tranquil countryside in grounds next to stables, this lovely barn conversion is only 14 miles from the cathedral city of York. Spacious, bright and well furnished, this Brandsby property provides stylish and fresh accommodation, with French doors opening onto a pretty cottage garden with the added bonus of a luxury hot tub. The local towns of Easingwold and York provide many local amenities, whilst the surrounding area is full of footpaths and bridleways to explore. This wonderful cottage is a great home-from-home for either a family break or a trip with friends.


Really enjoyable stay
We booked the cottage with a group of friends for a birthday weekend away and we weren?t disappointed. The cottage is beautiful and in a lovely location. The owners were friendly and helpful. After reading other reviews about lack of privacy, I couldn?t disagree more. Yes the owners house and stables are in a close proximity but we never felt as if we were being watched. The owners simply said ?hello? and ?hope you?re enjoying your stay? when they saw us. Also, we found the cottage to be very clean. We enjoyed our weekend away and would definitely return.

It's OK...John & Kate are lovely people, location great, cleanliness poor...
I booked Beckhill Cottage so we could celebrate my son's 30th & my mum's 70th together, there were 6 adults & 1 baby. Upon arrival the cottage looked very nice, as with any holiday it's only after you've been there a while you start to notice things, firstly the photo showing the hot tub is not actually where the hot tub is situated, which is misleading, the hot tub is in fact by the patio doors of the property propped right up against the property wall & is not level so when you get in you end up flooding the path, because all the water pours out, there also isn't a step to access the hot tub, currently you have to use the step from the patio doors & hold on to the wooden frame surrounding it, not very safe for the elderly or those with mobility issues (which 3 of us had as 2 were elderly & 1 was disabled), we did mention the lack of step & accessibility issues to Kate (the owner) on our departure & she advised the reason they don't supply a step is in case anyone falls off it & sue's them, well surely anyone falling trying to get in or out of it right now without a step could sue them, because there's no step!!!!...the lack of control over the heating is also an issue as you have no control within the property, control is in fact located within the main house. The door handles need a little WD40 as they all squeak which sounds silly but when it's loud enough to wake others in the house during the night, if your popping to the loo, then it needs addressing....right the main issue now is the cleanliness, it's definitely in need of a deep clean especially the oven, it was DISGUSTING!!! I wouldn't feed an animal out of that oven let alone my family, I have taken photo's & I'm happy to forward to prove my point if required, the property is in dyer need of a deep clean, again especially the kitchen. I'm a fair person so I'm now going to point out there were many other issues but let's be fair it's a "home" it's used by families so there's bound to be bumps & knocks here & there, I read the brochure that's displayed for guests & according to that "cleaners" come in shortly after departure maybe John & Kate aren't aware of the cleanliness of the place, given I assume running a small holding can be time consuming but primarily the responsibility is their's to ensure the property is fit for purpose so to them I would say, SACK the cleaners & check any future cleaners work when completed. John & Kate themselves were lovely people & made you feel very welcome, so much so they even let us use their own personal B-B-Q as there were so many of us to feed, my grandson loved the horses & my husband loved the cat's so much so he feed them my mackerel hahaha, would I go again YES but only if the deep clean was carried out. And last but not least PLEASE install another toilet, a property that is advertised as suitable for 6 needs more than one toilet, at times we had a queue...right now without the above issues being rectified I would not recommend this property to a friend, which is a shame because John & Kate deserve better reviews.

Me and my husband 2 children and 2 dogs stayed at beckhill for a week over Christmas - we had a lovely break! On arrival we were shown around by the owner, we were told that the fridge was broken but were waiting for a replacement which came shortly after! He showed us how to operate the hot tub which was brilliant! I called them as I had trouble operating the shower, but he came straight over to help it was just a case of pulling a cord above the sink. Previous reviews have mentioned being 'watched' we didn't feel this at all, they deal with the horses which my daughter loved to see and go and stroke and talk to the groom lady, they had thought of everything was a small amount of wash powder, toothpaste, cleaning products if u have forgotten anything. So all in all we really enjoyed it!. . Be aware WIFI was non existent so don't rely on that this only bothered our kids ha. And also advertises sky TV but it is still only freeveiw! If we had known I would of brought my sky card so we had more channels with it being Xmas. Thanks Beckhill for a lovely stay and xmas

Where do I start a joke charged ?335 and could not stay on arrival there was a burnt out electric shower with no cover front on and the electric wires exposed. The cottage stank of burning and this was our short 3 day break before Xmas for me my partner and my 5 year old son. The owner refused to refund us so now passing to small claims, also dirty house really poor wouldn't put a dog in there. There was a view of one of the bedrooms and dirty screwed up tissues all on the top of the wardrobe and the owners excuse was he wasn't tall enough to notice. The most concerning issues are there is a joining door that's locked from the other side of the flat next door, this is where the horse groom lives but I'm sorry this day and age with child protection paramount this is a no no you can't have the possibility of a strange person entering your property in the night when you have children. I think it needs to be made secure both sides at least and not been funny but how does any family know for a fact that the person next door is legally fine to be there. The hot tub was disgusting dirty ripped top and bang in front of the owners home so they can see you trying to relax within the ridiculous times aloud to use the hot tub between 4-10am. The path around the hot tub was full of mud and leaves really dirty not the normal clean surroundings expected. All in all please don't gamble with your money the guy who owns the place is very odd wanting to watch over you and thinks it is acceptable to keep our money, we are going to our local paper tomorrow and making it our personal mission to get this place shown for what it is as we don't want any more family breaks been like this as it's unfair on the children, but I don't think the owner gives a hoot about the effect on people as long as he's had his cash. Don't put children in this position.

Absolutely appalling property
Health and safety along with the council needs to investigate this property along with the owners. Shockingly positioned between the owners property and their stables. No privacy whatsoever never mind the curfew times on a the hot tub. Burnt out shower on arrival. No other washing facilities were available and the owner didn't see a problem with not informing us but waited till we arrived at the property and rang him to see what was going on! No control over the heating in the property, all wires lead elsewhere!!! Let's not forget to mention the adjoining door to their grooms flat! Locked from her side but nothing to be able to lock from the cottage side! Very wierd set up! All this big brother is watching you is more like the stuff horror films are made of ... Adjoining door only to wake up to the owners standing over u watching u sleep .... And they're salivating with a sweaty brow! Stay clear of this property, and don't let them rob you of your money like they did us.
