Sleeping four people in two bedrooms, this cosy mid-terraced cottage is in Llan Ffestiniog.

Tegfan is a mid-terraced cottage in the village of Llan Ffestiniog. There is a king-size double room and a smaller double too. There is a shower room on the ground floor, along with a kitchen, and a sitting room with dining area and woodburner.

Outside is roadside parking, a front patio, and a rear garden with lawn, patio and furniture. With the Snowdonia National Park, beautiful coastline, NT properties and historic castles all within easy reach, Tegfan is an ideal base for a couple or set of friends to explore this lovely part of North Wales.

Lovely location but cottage in need of love and attention
We spent 6 days atTegfan and there were some positives but a lot of negatives. The positives are Cracking location with lovely views from the back of the property. The neighbours are very helpful and friendly and the local contact is also very helpful. The negatives are.... poor standard of cleanliness in the lounge, we (our dog) found well toasted ( from the underfloor heating) greasy bread cobs under the settee and tvunit. It was very dusty too. There were pegs but no line to peg your washing on, when we arrived there was no iron and ironing board as described in the property info but the local contact Polly soon righted this. All of the storage units in the dining area were tired and rickety- the table rocks also. The mirror on the wardrobe in the master bedroom is cracked. The property would be unsuitable for young children as the smaller of the two bedrooms has a single glazed window that has no restricters on it and it is a long window which is very close to floor level. A definite hazard for the play school or early primary age child in my view. There is no WiFi which is stated in the information and telephone signal is a it hit or miss depending on service provider. The tv is very small (we have a larger one in our caravan!) It's a great shame as with a little investment and effort this could be a super place to stay.

Needs some refurbishment and maintenance
On first arrival the cottage appeared clean ,tidy and very presentable with lovely views. There is some maintenance to the property that needs serious attention ie one slate floor tile in the kitchen is so badly damaged you could quite easily cut your foot, the mattress in the back bedroom is appalling you can feel the springs poking through. The front bedroom ceiling has stains and paint starting to peel also the carpet needs a good clean, broken wardrobe mirror that had been cellotaped for a repair,a ripped stained lampshade in the lounge, the bottom of the shower door guide was filthy,a couple of light switches crackled when used and at the end of the vacation an email was sent to us from the letting agent mistakingly which was meant for the property owners stating the garden gate had been damaged during our visit which was not done by us..A nice cottage in a lovely quiet area but needs money spent on it.

If only you would act on the reviews in the guest book
We turned up as two couples with dogs in two cars, difficult to park as the only place is outside the property on the road. Clean and tidy. The whole place could do with a good referb'. Tall lamp cover all rotten and ripped, curtains had water stains, lack of sharp knives, decking at the rear very dangerous when wet, garden a bit too overgrown, TV was really tiny with only half a dozen channels. No phone signal (not their fault) BUT no WiFi (ridiculous). All this you could live with if you had a decent nights sleep, no chance in the back room, the mattress was disgusting, stains, springs coming through and so warn my wife almost fell out because it was so wonky. We bought a blow up camping mattress after the second night because we were crippled. A half decent sleep after that. A shame because this property was well located and just needs some money being spent on it, it was not cheap either.

Lovely Cottage with potential
We stayed here for a week as a base for exploring the Snowndia National Park. The cottage is in a great location for all the local tourist areas and only being 30 minutes drive away from Llanbris Village for Mt. Snowdon. The cottage has a lovely garden and great views of the dame and mountains. Great local walks, the Cynfal Falls is worth a visit.. although if you do follow the full route through all the ferns be careful of ticks if you have dogs with you. My fianc? and I had the front bedroom which was fine, unfortunately for his parents the back bedroom mattress is in need of a replacement, very uncomfortable the springs were protruding and if you laid on the right hand side you felt life you was falling out of bed.(especially when on your side.) Due to this they had to buy an airbed to actually get a good nights sleep. The kitchen is well equipped with the necessary utensils, pots and pans. There is no WIFI at the cottage, so if you do book in here do all your research of walks and attractions before and book up something's before you come you may get discounts online, unfortunately we couldn't do this due to no Wi-Fi and very poor phone signal. Polly is a very helpful and has a lot of knowledge of the area, she is just a phone call away which is very handy.

A really lovely place to stay. It is close enough to everywhere and there are beautiful views everywhere you look. Will definitely go back.
