Nice home and location shame neglected
When we arrived at 3pm the owner was still hoovering, I felt the property was too big and filled with furniture and utilities which made it a huge task to keep clean for an OAP, which was probably the reason it didn?t look very clean upon unpacking. I had to clean the fridge of crumbs and spills before i would use it. I couldn?t sleep the first night due to all the spiderwebs all down the sides of the bed. She has those plug in air fresheners blasting out everywhere, over powering. There was so many plug extensions every where with unnecessary items plugged in every where. Everything was covered in a layer of dust. I spent two hours cleaning the place on the second day before i felt comfortable. The garden is packed full of items that are unusable due to being left out in all weathers and dirty. Its an over grown garden with thorny branches preventing access. The owners live on site and have a very unfriendly dog which I didn?t trust at all, you have to walk past the owners door to access the cottage which makes you feel watched, and when you go out they go onto the property to do afew jobs. I did make a complaint to Sykes homes and asked if they do checks on homes they advertise because the photos on the advert do not represent what you get, its much more neglected & cluttered now, but Sykes didnt offer any recompense or seem interested, suggested if we weren?t happy complain to ombudsman. Wouldn?t rent a holiday home through this company again.

Great house and located but let down by car parking and overgrown garden
The house is great - 3 big bedrooms (2 of them ensuite) and a 4th small single room, 2 good sized lounge areas and nice kitchen dinner. The house has everything you could ask for very well equipped with lots of extras such as books, games and toys. However, the car parking was an issue for us, the owners live on-site (in a converted garage at the end of the dive) and also park their car at the end of the drive. We only had 2 small cars and we really struggled to park these in the space and getting in and out was a logistical nightmare. A minor issue but after a week we had had enough. The garden is very large but was very overgrown, making it almost impossible to access some areas and this was a really shame as it was obviously set up very well but now requires a good clear out. The house is within walking distance of 3 good pubs and a well-stocked local shop. 10-minute drive to barmouth and lots of great beaches.

Excellent house in excellent location
The house is spacious and very well equipped. The garden has been lovingly laid out and is most unusual. There are two pubs and a good local shop within easy walking distance. Llanbedr is an excellent base from which to explore Snowdonia and the Lleyn peninsula, as well as being only a few miles from the beach and Harlech castle. A perfect choice for a holiday home! The only negative is that there is no tumble drier, although there is a washing machine. In typical Welsh weather, a washer/drier would be useful.

The booking system is very good, the site was excellent, the host was very good. We have never been to any holiday with so much equipment extremely good. The garden was very interesting with a profusion of different flowers trees and wildlife. Superb place to stay thank you.

The owner was lovely, nothing was too much trouble, would go again. Have been to the same cottage for 4 years and it just gets better.
