The small sandy coves of Sandymouth Duckpool and Welcombe Mouth are all within a 15 minutes drive with Widemouth Bay and Westward Ho! beaches within easy reach.

The village of Bradworthy is 1 mile away with a traditional pub serving food and ales as well as village stores Post Office butchers and a garage. Tamar Lakes which are close by offer a variety of watersports along with fishing and scenic walks. The property makes a great base for touring the area with the picturesque villages of Clovelly Appledore and Instow and attractions including Hartland Abbey and Hartland Quay RHS Rosemoor and the Tarka Trail as well as fun filled days out such as The Big Sheep and Milky Way.

After a day exploring you will look forward to returning to your holiday home where you can relax in the garden and enjoy the countryside views. Alternatively wander down to the lakes and enjoy some peace and quiet whilst indulging in a spot of fishing. Leisure facilities: children's play area with swing and slide and fenced stocked fishing lake with picnic tables.

Situated upstairs off a galleried landing with iPod dock 1 double room with en-suite shower room with WC 1 twin room with large zip-and-link twin (which can make an enormous 6' double bed on request) TV/DVD en-suite shower room with WC and 1 further twin room (the beds can be put together to make an enormous 6' double bed on request) with TV/DVD en-suite shower room and WC. Shower room: downstairs wet room with shower and WC.

Lounge: accessed via a step down off the kitchen/diner with large wall-mounted TV/DVD selection of DVDs and board games. Kitchen/diner: open-plan with TV/DVD and hi-fi. Kitchen area with granite worktops range style electric oven dishwasher fridge/freezer microwave and many useful extras.

Dining area has a large table seating 8. Utility room: accessed via 6 external steps with storage area washing machine and tumble dryer. Outside: large lawn garden with BBQ and access across a field to the stocked fishing lake.

Amenities: ample parking. Bed linen electric heating and wi-fi included. Towels available for hire.
