4 Llyfni Terrace is an end-terrace cottage near Penygroes in North Wales. There are three bedrooms including a king-size double, a twin and a single bedroom as well as a family bathroom, with the property being able to sleep five people. The cottage also comes with a kitchen and a sitting room with dining area with a woodburning stove. Outside is off road parking for three cars, a gravelled side garden, a back garden with patio and lawn with furniture and a hot tub. 4 Llyfni Terrace is a charming cottage in a great locationto be enjoyed at any time of the year.

Not as advertised, in need of refurbishment, poor value for money
The property is in a quiet location within walking distance to the beach, ideal for walking the dog. However the accommodation is definitely not of the high standard as claimed in the brochure. It is clear that when it was originally refurbished no expense was spared, but unfortunately, over time, it appears that a lack of regular maintenance has resulted in there being many faults that are in need of immediate attention. The furniture in the lounge area is comfortable and of good quality and the large smart television and a full Sky package is a nice touch, however it was impossible to use the dining area in the evening as the lights above the table refused to work. The kitchen was was well laid out with all the items one would expect and the welcome pack was a nice touch however this was spoilt by a broken fridge, the milk storage shelf was missing, and much of the crockery being marked and chipped. The bathroom was luxurious, with a large free standing bath and separate shower but it was on our first day that we noted there was a leak from the shower cubicle, water was seeping through and cascading down one of the kitchen walls below. I immediately contacted the owner to report this, who already knew about the problem. To her credit, she arranged for an engineer to make a repair that same day, However the standard of the workmanship was extremely poor. The leak became worse,and by the end of our stay water was running down two walls and there was a large damp patch across the kitchen ceiling. There is also a significant issue with extremely damp walls in the single bedroom, a problem the owners are well aware of, as indicated by the booking agent, but have failed to rectify. Conditions in that room were so bad that it would have been impossible to use that room for sleeping, fortunately as there were only three adults and one dog, for us this was not a problem. The cleanliness of the bedrooms was also a major issue. Under the beds there was a large amount of clutter, a broken safety gate and even soiled underwear, presumably, from a previous occupant, clearly the cleaning regime is not of an acceptable standard. The property boasts an enclosed garden with a patio,hot tub and furniture. Unfortunately the furniture was in some disrepair, only one sun lounger was functional. Later in the week we attempted to use the washing machine, however we found that it would only fill with water but then refuse to complete the washing cycle. I immediately sent a message to the owner which was never responded to and the problem was not resolved. On leaving the property the machine was still broken. I booked the accommodation through Sykes Holiday cottages and on my return home I voiced my concerns, in the form of a review to their web site, that the property was not of the standard I expected. They investigated the above points, with the owners, and in response I received a partial refund however because of the negative nature of my review they refused to publish its contents. This leaves me with no option but to assume that Sykes Holiday Cottages are only interested in positive reviews which in turn would suggest that there is a distinct possibility that the description of many properties in their brochure are not accurate, true or honest. Therefore I will never be returning to 4Llyfni Terrace and as I have lost all faith and trust in Sykes Holiday cottages I will not be using their services in the future.
