Chalky Downs is an impressive, semi-detached property situated right on the seafront in a quiet close in the popular coastal town of Broadstairs. The property can sleep nine people in four bedrooms, three double bedrooms, one with en-suite facilities, and one family room with a single bed and adult bunks. There is a large comfortable sitting room benefiting from a woodburning stove. A well-equipped kitchen leads to a beautiful dining room which overlooks the delightful landscaped garden. There is a spacious family bathroom as well as a ground floor cloakroom, ensuring that there are enough facilities for all guests to use. Outside, there is off road parking for one car and rear garden, displaying beautiful plants and shrubs. Chalky Downs is perfect for a traditional seaside holiday with the family.

Good for beach but best avoided for all else
Sorry to say this was the worst experience of UK/EU holiday homes (out of 19 over 12 years) we have experienced. This resulted partly in consequence of our reliance on an inaccurate and very misleading property description. It was also our first (and will be the last) booking through Sykes who we would hold primarily responsible for the online misrepresentation. To start on a positive note, however, the house did sleep 9 reasonably comfortably in 4 bedrooms - and was very near to quite a pleasant Kent beach (Botany Bay). In all other respects the property description in our view tested the boundaries of ASA standards. The living, dining, kitchen and outside accommodation and furnishings were inadequate for nine people; at best uncomfortable and shabby and at worst dilapidated and dangerous. Picking up on some text from the property description and to be more specific ? 1 ?off road parking for 2 cars? - would need to be Minis or similar to satisfy. In reality there was room for only one family car. Our 2 were BMW320 and a Ford Focus. The second of either obstructed the pavement and protruded into the road. This would not have been such a problem if it were not for the over demand for parallel road parking and inadequate parking provision for day visitors who constantly used this small road. 2 ?The large comfortable sitting room? ? in reality a repository for a miscellany of superfluous furniture including a writing desk and a baby grand piano (out of tune). None of the seating units matched each other or anything else and were certainly not comfortable. 3 ?beautiful baroque dining room? ? in reality a small conservatory packed with distressed/tired furniture and a paucity of effective lighting. 4 ?outside there is an enclosed and?.? - to the front the pedestrian approach to the front door is overgrown and obstructed with lavender bushes and to the rear the small landscaped area also demands the attention of a gardener. The outside furniture was dilapidated, starting to fall apart and at least one of the wooden chairs had loose screws rendering it a health and safety hazard. BEWARE of these chairs! 5 The bedside light nearest the window in the ?master? bedroom is broken and secured with sticky tape around an electric socket. AGAIN !! Health & Safety Issue!! 6 The shower in the ensuite master is broken ? the shower head is no longer firmly attached to the support arm ? and there is substantial leakage following use. This we note was also reported by a previous occupant but his review was dismissed! 7 In comparison to other properties we have enjoyed there was very limited information for users ? merely a list of ?house rules? for the owners? benefit. Even the wifi info was contradictory - as are items in the property descriptions. 8 Finally we must mention that there appears to be no care at all for maintenance of this property nor care and wellbeing of renting customers. The final example sums up this property: On our arrival we found both recycling and rubbish bins full to overflowing. We had to do our own disposal to an (albeit nearby) recycling depot. ?Value for Money ? NO; ?Revisit ? NO; ?Recommend ? NO - Would strongly advise you avoid!
