Damp, grubby, great location
Positives: great location, lovely neighbours, homely decor, bonus having front and back courtyards, good parking.
Negatives: shower room, grubby, damp smelling.
The shower room is what lets this property down. The toilet is literally inside the showering area. As a family of 4, showering required a logistical plan of everyone using the loo before anyone showered. The room did not dry out after first use, and the smell of damp from the room pervaded the whole property. Such a shame.
On the surface, the cottage seemed clean, but on closer inspection it had been given a lick and a polish. Bedroom drawers were dirty, fridge wasn't clean, food crumbs under dining table. I would suggest swapping the washing machine for a dish washer to ensure clean kitchen crockery etc.
WiFi did not work, and kind neighbours let us use their WiFi. Much needed for our teens on wet evenings.
Wifi was later provided from another property at the other side of the development, but distance meant it was intermittent.
There is a derelict building opposite the cottage, cordoned off by large metal gates.
Nearby, thereis an unused pool owned by the hotel.
Hotel is open to non residents, but does not welcome dogs.
Apart from the above points, the cottage is in a great location, with many lovely beaches nearby.

Disappointing
Lovely cottage reasonably well equipped is sadly let down by the tiny wet room. This stayed true to its name and was permanently wet from first use of the shower. The kitchen is tiny but useable and there are no instructions as to how to use the appliances.the cottage is in the grounds of a hotel which is being refurbished and the general surroundings are sadly neglected. There is no wifi. Next door neighbours are lovely and very friendly and aberporth is pleasant. I would not recommend this as a family let and would certainly not return to this particular property

Great Location
The location is really good, the beautiful beaches and shops are just a short drive away and the location is really quiet. The house itself was small but cosy, a good size for the week. But the simple kitchen was good if you only eat-in occasionally and the wetroom was unique - the loo got very wet when using the shower. Would recommend to small family and couples who like exploring the wilder parts of wales.

Excellent bloody loved it
We have stayed in our fair share of holiday cottages but this has to be by far the best very well equipped very clean and comfortable and the permanent family next door are so sweet made our holiday like home from home also the views from the old hotel was stunning we also seen some birds of pray also I believe the old hotel adds a bit of caricter to the place very peaceful and very safe you could go out leaving your back door open and no one would take a thing in fact I think Linda from next door would keep gard till you came home
