This wonderful water mill conversion is situated half a mile from Bradbourne, just outside the Peak District National Park, with seven bedrooms that can accommodate up to 16 people.

The Watermill is a wonderful holiday home that has been converted from one Derbyshire's oldest water mills. Situated half a mile from Bradbourne in Derbyshire, just outside the Peak District National Park, the property has seven bedrooms set out over the three floors. Two of these include double bedrooms with their own en-suite facilities and there is a separate bathroom providing access to the third, plus a lower ground floor shower room. There is a kitchen with a dining area and the main sitting room with exposed original mill workings on the ground floor, plus a second, smaller sitting room downstairs through which the property is accessed. Outside, there are two patios with furniture and a third patio at the front with an eight-seater hot tub. There is also off road parking for six cars. In a great base for walking and cycling, with the Tissington Trail on the doorstep, The Watermill is ideal for exploring Derbyshire and The Peak District.


We had a fabulous time at The Watermill, it was was perfect! Lots of bathrooms for our group and it was lovely and clean.

Beautifully Restored
This Watermill has many of the original features incorporated into the restoration. On the lower ground floor the original workings are illuminated behind glass. Entry to the property is on this level, there is a utility room, with washer, dryer and large fridge. There is a shower room with wc and a seating area with tv and wii. The tatty old bookcase is a mess, not a good feature as you enter and could easily be replaced. There are plenty of books and games stored here. The hot tub is situated by the entry door, it's well maintained and was very popular with our group, a really nice feature. The description says there are 2 hot tubs, but we only found one! The large lounge is on the ground floor, it has lots of seating but unfortunately the sofas look and feel well worn and aren't very comfortable. There are lots of original features in the room. When we stayed there was an odd smell, which we tracked down to one of the radiators, the smell vanished when we switched it off. We did report this, but don't know if anything has been done about it. The kitchen, off the lounge, is spacious and beautiful, there is a long table which is a natural gathering point. A door leads to the garden, where there are tables and benches. The kitchen is well equipped with crockery and cutlery, although there were no scissors and the cafitiere was small for such a large group. There are two bedrooms on this floor, one with adult bunk beds ( no window) and with a double bed. There isn't a bathroom or loo on this floor. The other bedrooms are in the first floor, on either side of the mill, one set accessed from stairs through the kitchen and the other set from stairs off the lounge. The first set consists of a double room, accessed through a large spacious bedroom. There is another double room with en suite facilities, both these bedrooms are light and pleasant. The other bedrooms consist of a double room, with its own en suite and a triple bedded room with a large tv and lots of original features. This room has a bathroom at the side of it, which could be used by other members of the party too. There is a bedroom on the lower ground floor, again leading from stairs off the kitchen. This has 3 single beds and its own en suite, it's quite a dark area, but has the advantage of being more private and detached. There is room for about 6 cars in the parking area and a handy spot close to the entry door, where you can unload. The area is pleasant, with plenty of walks and a good pub, the Bentley Brook, a couple of miles down the road. The Tissington Trail and Carsington Water are within drivable distance. Overall this is a splendid property, it was always warm, with an easy to understand heating clock, and there was always lots of hot water. One of the disadvantages is that there is no wifi, a must these days and certainly should be present in such a large, expensive to rent property, especially where there is no mobile coverage either. Wouldn't be a good rental for people with walking disabilities.

Lovely kitchen, the large long table promoted lots of socializing! Cooking facilities with the range cooker were also excellent for such a large house. The property is comfortable and warm and lent itself well to entertaining.

Smart but Impractical
This recently renovated holiday property is smartly presented but some features just make this house less than comfortable. Significantly, the retained parts of the original mill machinery in the living area mean that this property is really Not Suitable for Children, and this should be made very clear to potential occupants. Other issues we found were as follows: - several of the bedrooms (at least 2) had deeply uncomfortable mattresses - one was so awful (in the bedroom accessed via a bathroom) that the couple ditched the bed entirely and used 2 unoccupied single mattresses from another room. - the room with 'Adult bunks' has no openable windows (but does have a small pane in an external door) which makes it quite uncomfortable to sleep in (it was not even particularly warm weather the week we stayed here) as one cannot get fresh air, and thus according to building regs (as i understand them) should not really be used a a bedroom. - the bathroom for the rooms without ensuites are not great. The downstairs shower room is impractical as is in a utility room with no privacy for changing etc The other family bathroom therefore serves the double and triple rooms nextdoor to it, as well as the adult bunk room and (very small) double room on the other side of the house, (which is really not very practical for access from those rooms). - we had issues with the hot water - we could only get hot water on one side of the house for part of our holiday. It took at least a day (and a lot of persistence) to get the owners to address this (with no mobile signal or wi-fi it was also v difficult to attempt to phone them) - The property really needs a landline phone (for emergencies) and Wi-FI given it is in a mobile signal black-spot. It was next to impossible to make contact with the property company to report the water issue - we had to drive up the road and up the hill by a mile in order to make a phone call.

Sorry, no pets and no smoking. Shop 5 miles, pub 2 miles. Note: Third double bedroom can only be accessed via first floor bathroom. Note: Property beside B-road, associated road noise may be heard. Note: Fenced mill pond next to property. Note: Limited mobile phone signal.
