This lovely cottage is situated in the centre of St Austell and sleeps four people in two bedrooms.

40B Bodmin Road is a delightful holiday home set in the town of St Austell, a few miles from the Cornish coast. This cottage sleeps four people in two bedrooms, consisting of two double bedrooms, a shower room, a kitchen with dining area and two sitting rooms, one of which has a woodburner. Outside the cottage there's off road parking for one car and a lawned garden with furniture. 40B Bodmin Road is a great touring base with plenty to see and do within reach, including the Eden Project and Lost Gardens of Heligan.

A quirky property, lots of space, convenient location
This house has loads of space, which is surprising as it only sleeps 4 people. The bedrooms are spacious and comfortable, the bathroom is large and clean, and there is a walk-in wardrobe/dressing room (so no need for clutter in the bedrooms!). Downstairs there is a huge reception hall, a small (and rather dark) lounge (we didn't use it, but it would probably be lovely and cosy in the winter as it has a working fire), a second small reception room (leading out to the garden), and a huge kitchen. We spent most of our time in the kitchen - it's lovely and light and spacious. The decor is unusual and very quirky. There are various sculptures and objets d'art around the place, all in a very unusual style. This makes the property unsuitable for small children or pets as the items are breakable. If you like your holiday home to be sleek and modern, this is definitely not the place for you, but if you like something a little bit different, you'll probably love it. The garden is quiet and secluded (despite being near a main road - it has big walls around it) and a real sun-trap in good weather. There is no shade outside, but I moved a chair next to the garden door/window inside (it's an unusual window which opens in two different ways so also functions as a door) and had my little reading nook inside, in the shade, but open to the air and with a full view of the garden - it was delightful. Although there is a parking space outside, it's up a steep, narrow lane and I found it rather tight for our large car (a people carrier). But there is a pay-and-display carpark two minutes walk away which we used instead for most of our stay - it's quite cheap, free overnight (6pm - 9am), and has a parking app available so you can pay by phone and not have to worry about having enough change.
