There is a well-equipped play area with 12' trampoline basketball post swings/slide and fireman's pole plus a small bucket swing for the toddlers. The owners will by arrangement introduce you to the ponies which (for a small fee) will take children for a ride around the sand school.

 Stabling and grazing are available for guests' own horses which can all be arranged with the owners. The property is ideally situated for touring the area with numerous local attractions including The Big Sheep The Milky Way and Watermouth Castle. If it is relaxation you require there are superb walks coupled with panoramic views of surrounding countryside right on the doorstep.

Enjoy a pleasant walk to the unspoilt cove at Peppercombe or the bucket and spade beaches of Westward Ho! and Instow are within a short car ride. In the evenings why not take the 5 minute stroll up to The Coach and Horses the local pub for a drink or a bite to eat or relax with a glass of wine in the hot tub and take in the views. The property has been furnished to a good standard and is very spacious and comfortable.

The accommodation offers FOUR bedrooms: 1 double with en-suite shower cubicle and TV 1 further double with TV and en-suite shower cubicle with interconnecting door to 1 other bedroom with double bed and bunk beds and 1 single room. All bedrooms with handbasins. Bathroom: with WC.

Separate WC downstairs. Large hallway with quarry-tiled floor and stripped pine staircase. Lounge: spacious and comfortable with original shutters antique pine dresser table and chairs 3 settees TV Freeview DVD and woodburner effect electric fire.

Kitchen: modern fully-fitted with pine table electric cooker microwave washing machine fridge/freezer and dishwasher. Outside: attractive walled garden with 2 picnic tables seats and 12' trampoline. Large gas BBQ.
