350 ACRES SHEEP FARM, FISHING LAKE, GAMES ROOM, ALPACAS, PLAY AREA

Relax in the magnificent enclosed lawn and mature garden belonging to this spacious farmhouse which is situated in a quiet, idyllic valley offering some of the most outstanding country and coastal walks in Devon. In the evenings the locally renown Hunters Inn is just over 1 mile away and is famed for its excellent food. Woody Bay and Lee Bay are popular sheltered coves with rock pools which are less than 4 miles away and slightly further afield are lovely sandy beaches like Woolacombe.

Other attractions in the area include Lynton and Lynmouth Cliff Railway, The Valley of the Rocks, Arlington Court, Watermouth Castle, Exmoor Zoo and more. Ideally situated for touring Exmoor and the surrounding area. A stretch of the old Lynton to Barnstaple narrow-gauge railway crosses the farm.

Leisure facilities: stroll the land and see the animals. Red deer are often seen on the farm. Enjoy a picnic by the pond and try your hand at fishing in the well-stocked pond that has trout, rudd and roach and is free of charge.

Groups of alpacas can be seen in the orchard. Play facilities: enclosed play area in the orchard with large trampoline, swings and slide. Games room: pool table and darts.

The accommodation, which is semi-detached and well-equipped, offers THREE bedrooms: 1 king-size with additional single bed, en-suite with shower and WC, 1 full sized bunk bedroom and 1 further king-size. Bathroom: with shower over bath and WC. Lounge: large and spacious with widescreen TV, Sky sports TV, DVD, woodburner and fully-tuned baby grand piano.

Kitchen/diner: with cooker, fridge/freezer, washer/dryer, microwave and dishwasher. Outside: lovely enclosed garden with water feature, BBQ and seating. Amenities: ample off-road parking.

Bed linen and electric included, night storage heating included from October-April. Wi-fi available, payable direct to the owner if used. 1 small dog by arrangement.
