Owner cancelled
Unfortunately the owner cancelled our booking three days before we were due arrive. Massively inconvenient and stressful to rebook another cottage at short notice.

Damp in bedroom
The photos illustrate the damp which is in the bedroom of this property. The smell of damp really hits you as soon as you walk in the room, and as I was staying with an 11week old baby, was an issue. It was such an issue that I left the rental a night early. Earlier that day, Sykes offered me a ?75 refund. This was acceptable when I was still considering staying, but as I couldn't stand the damp and left a night early, think a nights full refund is more appropriate which they refused. Poor service!! It's such a shame because all other elements of the property were excellent.

Great cottage and great views
Garden cottage is one of 8 apartments located up a long track which was no problem for my 4x4 but could cause a problem with any vehicles with low ground clearance. Booked via Lakes Cottage Holidays. But be careful when you book. I found that if I had waited 1 more day(so 21 days before) to book a 4 day break I would have saved ?38.61 and I would have saved £60 if I had left booking till a week before. We came in November in heavy rain. Each apartment has a designated space all but one about 20 yards from the apartment. The keys are obtained from a key box and there is no representative of the letting agency present at any time. Two delicious scones with cream and jam along with milk, tea, coffee and a bottle of wine welcomed us on arrival. The apartment is a very good size for two people. It has a large kitchen-diner and lounge. The lounge has outstanding views over the fells. The french doors open onto a patio which would be great for outdoor meals in good weather. To my wife's delight on the second day there were sheep grazing on the grass outside the apartment. There is a reasonably well equipped kitchen but no frying pan or non stick saucepan. There was a wok but we did not use it as it was not in good condition. There is a good sized bedroom and bathroom. In the bathroom part of the shower head holder was broken. However, the shower worked well. But there was some black mould on the mastic sealant around the bath. Also there were no hooks on the bathroom or bedroom doors to hang a dressing gown etc. No suitcase stands available. There was WIFI and a password was written into the apartment instructions. However, there were 3 networks available. One worked with the password provided. Unfortunately the non password protected network wanted 5 pounds an hour if you were not a subscriber to bt broad band. This was very annoying as iphone, ipad and computer of course kept connecting to this network first and often would not log onto the free network. Heating is timed but goes off in the evening. There are details on how to install the heating system but we could not find any information on how to control it. We did work out how to switch it on and off. It was very effective keeping us warm despite the snow outside. When people moved in upstairs you could hear them moving about but we did not find it too bad during our 4 day stay. We did enjoy our stay here and are considering coming again.

Glorious weather, lovely clean & spacious cottage, wonderful vie
Well furnished, kitchen well appointed and a lovely bedroom. The Company handled our booking well and we received details well in advance of our departure re: access to the property. The location was stunning with a wonderful view overlooking Keswick only a mile walk away. I do feel the Company would benefit from the usual "welcome pack" other sites offer in their holiday homes ie. milk, toiletries and essentials such as washing up liquid etc.

Perfect in all ways
Garden Cottage was a perfect holiday retreat for Mum & I all ground floor and wonderful views of Cat Bells and lovely woodland gardens, rabbits feeding right outside the window. The apartment was a touch of luxury for the week, nicely furnished and cosy, light and airy.We were in no hurry to go out as the view was right there from the lounge windows.Central for Keswick, 5 mins to town and Lakeside in the car.Would love to return in the autumn if available.
