We have just returned (early) from Pelham house. Wish I had read these reviews before booking. The stairs are indeed awfully steep & my wife is on crutches after a knee op ( not a problem on normal stairs) & felt it was not safe to attempt them, especially as there was no bathroom on the same floor as the bedroom.She slept on the sofa.
It seems the owners have not heeded reviews as the upstairs bathroom is still stuck in the 70's & the bath very stained. The house is still in need of a really good clean - kitchen grimy, living room dirty. The decor needs updating, wood chip throughout which is fine if maintained and not with holes in, curtains/ rails shabby & dusty. I could go on!
It's really not a 3 star property, especially when it cost ?489 for 4 nights in February!
Keswick is lovely to visit, but find somewhere nicer to stay, there are plenty around!

Very Poor
Pelham House is badly in need of refurbishment. It is NOT shabby chic. Very shabby. Very amateur DIY. Very grubby. Blood stained bed cover. Filthy looking (also blood stained) rag rug in top bedroom. Stairs to upper floor very steep with shallow treads. Grab rails attached to the walls eith clanky chunks of wood. As a relatively agile 60+ I found it just didn't feel that safe. Upper floor toilet and bathroom would meet 1970s standards / expectations ... perhaps. Opportunity to crack your head on the way to the toilet (you need to remember to duck). Person at Lakes Cottage Holidays said (when we went back to complain) that people "either love it or hate it" which suggests something has been very wrong for some time. We were moved to an alternative property and were appreciative of that. Pelham House, whatever it's star rating on the system, is FAR too expensive given how dirty it is. My advice is don't even consider it. We hated it. Horrible. It needs a very thorough deep clean to make it even OK. But even then it would be a dismal place to pay to stay in. Debbie W.

What a dump
Booked Pelham House for a visit to the beer festival. The house is poorly maintained and not clean. It's in need of massive investment to bring it up to an acceptable standard.
