Sea Estate House is an opulent detached house resting in Rustington, West Sussex, close to a beach and with a hot tub and gym. Worthing less than 8 miles; Chichester less than 16 miles; South Downs National Park less than 23 miles.

Nestled within a prestigious private estate, Sea Estate House is a stunning grand residence that perfectly blends elegance with the laid back charm of the West Sussex coast. With the beach just a 500-yard stroll from your door and the pretty village of Rustington only 400 yards away, this is coastal living at its most effortless and its most impressive. From the moment you arrive at the sweeping gravel driveway and pass through those iconic double doors, you’ll know this is no ordinary holiday home.

With soaring ceilings, generous proportions throughout, and interiors finished to an exceptional standard, Sea Estate House is designed for those who refuse to compromise on style or comfort. Five beautifully appointed bedrooms four luxurious king size rooms and one magnificent emperor suite ensure every guest enjoys a genuinely restful night’s sleep. If you need a little extra room, two pull-out beds can comfortably accommodate up to 2 additional guests, making this the perfect base for larger groups or those spontaneous last-minute additions to the guest list.

At the heart of the house is a spectacular, fully equipped Tom Howley kitchen a true entertainer’s dream. Generous worktops, with bar seating top of the range appliances, and everything you could possibly need to rustle up feasts from breakfast through to a late night spread. A grand dining table seats all 12 guests together, because the best holiday memories are always made around a table.

A dedicated utility room keeps everything running smoothly behind the scenes, so nothing gets in the way of the fun. For your morning coffees and breakfast there is a large table with chairs just outside the kitchen door. At the end of the garden next to the hot tub and lounge chairs, there is a fully equipped outdoor BBQ and kitchen.

An entertainer’s paradise, fire up the grill, mix the drinks, and dine beneath a large, beautifully lit pergola as the evening light fades. Whether it’s a lazy Sunday lunch or a long summer dinner under the stars, this outdoor space sets the scene perfectly. Head down to the bottom of the lawn and discover your very own private games room, fully kitted out for hours of entertainment.

Featuring a pool table, table tennis, a TV ready for your games console, and full WiFi connectivity. This is the space where the kids (and let’s be honest, the adults) will disappear to for hours on end. Rain or shine, the fun never stops.

For those who like to keep up with their fitness routine on holiday, Sea Estate House has you covered with a state-of-the-art, fully equipped private gym. You really are spoilt for choice when it comes to dining and days out. Just minutes from your door, Rustington and the surrounding area boasts a fantastic selection of restaurants, gastropubs and cafés from relaxed beachside dining to candlelit evening meals.

Whether you fancy fresh seafood, wood fired pizza, a classic Sunday roast or a long lazy brunch, you’ll find it all on your doorstep. For the adventurous, the beach is waiting. Paddle board hire companies operate right on the shoreline, making it effortless to get out on the water and experience the Sussex coast from a whole new perspective no experience necessary, just a sense of adventure.

And when you’re back on dry land, the flat, quiet roads of the private estate are an absolute gift for runners and cyclists alike. Whether it’s an early morning jog as the estate comes to life, or a leisurely bike ride with the family, you’ll find the perfect backdrop right outside your front door. And the location couldn’t be more perfectly placed.

Sea Estate House sits with two of West Sussex’s most beloved historic towns positioned either side of you like old friends. To the east, the vibrant seaside town of Worthing with its handsome pier, buzzing food scene, art deco charm and a packed calendar of arts and culture. To the west, the utterly enchanting Arundel a medieval market town crowned by its magnificent castle and cathedral, threaded with independent shops, antique finds and superb riverside restaurants.

Both are just a short drive away, and both are absolutely worth your time. Just a little further west lies the legendary Goodwood Estate home to the world famous Festival of Speed, Goodwood Revival, glorious horse racing and one of the finest golf courses in the south of England. A bucket list destination in its own right, and practically on your doorstep.

And for those in search of truly breathtaking natural beauty, the stunning West Wittering Beach is just a short drive away a vast, unspoiled stretch of golden sand and crystal clear water that regularly tops the charts as one of the finest beaches in the whole of England. Perfect for a spectacular day out whatever the season. Whether you’re here for the sea air, the sunsets, the feasting, the racing, or simply to gather the people you love under one spectacular roof Sea Estate House delivers a holiday you’ll be talking about for years to come.
