This large property is situated on the edge of Ribchester in Lancashire and sleeps 10 people in 5 bedrooms.

Duddle Cottage is a luxury cottage set in a courtyard, on the edge of the village of Ribchester. This cottage sleeps ten people in five bedrooms all with en-suites, consisting of two super king-size doubles and three twins, including one on the ground floor. The cottage also has an open plan living area with kitchen, breakfast bar, dining area and sitting area with woodburning stove.

Outside there's off road parking for two cars and a lawned garden with patio, hot tub and furniture. Duddle Cottage is a superb family base.

A bad experience
The property is ok, but is not suitable for ten people. Attention to detail is definitely missing in what is portrayed as, and charged as, a luxury property. Despite the photograph on the website which shows ten chairs at strange angles round the table, there is room round the table - surely the focal point for a big gathering - for at the very, very most a cozy eight. There were only nine chairs anyway. The fridge is a standard size fridge freezer, totally insufficient for ten at any time of year. You are expected to use your own cleaning materials such as toilet cleaner and kitchen worktop cleaner and despite advertising that towels are provided, there only two tea towels - for ten people for four nights - you need to take your own. Not what I would call appropriate in luxury accommodation. During our time there we did not have a working fridge at all and the table base was not connected to the top correctly so that it wobbled alarmingly. We were continually catching wine glasses and plates as they headed for the floor...vaguely amusing for at least the first five times. So.......the complaints procedure. I am advised that we could have requested an additional table, an extra chair and a new fridge......anything we wanted! My response.......why were these things not just correct on our arrival? Why not advise us that the fridge was not working at all and we needed to use the replacement freestanding one, BEFORE we loaded it with expensive Xmas food that was later just thrown away? Come to that, why was the replacement fridge not tested to determine that it was not working either? I come to the conclusion that there is absolutely no concept here of providing what the customer has paid for and what is described on the website, nor of fairness and compromise when things go wrong. The response of one of the directors, Elizabeth, who absolutely declines to speak to me on the telephone, is one of ?my way or the highway?. She openly agrees that these issues must have been a huge inconvenience, and has offered, but in the past three months has not actually paid, a £100 refund. I agree this would cover the whole unsatisfactory issue of having to go to the car boot for milk every time we made tea, but not the cost of all the food that went in the dustbin having been in a fridge we were understandably expecting to be cold. Easy for her when we have paid in advance, and we remain in dispute. So if considering booking this property, be aware that the dining table does NOT seat ten and you will need to include a fridge in your baggage if you all want to both eat and have a glass of chilled Pinot. If you have already booked and have a problem while you are staying, make sure to make the maintenance team's life a perfect misery until it is sorted, which I am advised is how I should have spent my family Christmas costing £2000. My advice would be that there are numerous properties similar to this, it's not that special, just choose another.

Sister booked Duddle cottage for a friends & family catch up. On arrival the cottage looked perfect in every way & the views simply stunning and it was very quite. However there are a few minor issues cracks in tiles in the bathrooms, sofas need replacing foam coming out of covers, cooker needs a deep clean, the outside furniture of poor quality & the flags could have been jet washed to get rid of the bird poo (there was a lot of it), think there is a slight issue with the plumbing in the upstairs bathrooms, dining room table unstable & chairs a bit rickety. For the price you pay it should be almost perfect. In noting the above it did not spoil our stay & if corrected worth the rental price. Currently I think a touch overpriced

?Our Becks? hen do was inevitably going to be special with lots of laughter and fun and games !!! The ?hens? consisted of mostly ?youngies? and three ?oldies? ( I was one of the latter) !! What a brilliant time we all had. The house was very large with 5 bedrooms (all ensuite) with and an added toilet downstairs with a well equipped kitchen utility room and spacious well seated living room. Beautiful place set in large outside area - with a hot tub !!! We had the most amazing week end -would I recommend it ? Absolutely!!!!

Good Cottage in beautiful countryside
We stayed here as a family group of 6 for a pre Christmas get together, with ages ranging from 40s to 80s. We found the property to be of a high quality finish with good bedrooms, bathrooms and facilities. The open plan kitchen/ lounge/ dining room was perfect for our get together - the cooks were always part of the party. We loved the position and views from this cottage, looking out over the valley. Parking and on-site staff were good. The only negative we had was that other parties in neighbouring houses were noisy enjoying the outside hot tubs until midnight/ 1am. This disturbed the sleep of our party in the rooms nearest the noisy property.
