Maybe avoid?
Had booked this but then was worried about the set up so messaged the owner. This is obviously like a hostel really with shared kitchen and sitting room. It us also not very convenient for the town centre or the racecourse.
Fred's reply was quite rude suggesting if his accommodation did not suit cancel it then and find somewhere else!
Said the other reviews are malicious?
So I have cancelled and would suggest it is best avoided.

Avoid this place as the owner is untrustworthy
What an absolute con job this place is and what a totally unprofessional owner. I booked and paid and spoke to the owner "Freddy" the day before. I droev 4 hours from Manchester and when I got there he was a no show, he promised me a parking space which he didn't have , i parked on the street was unable to check in and proceeded to newmarket races, I called him multiple times during the day and he never even had the decency to answer the phone , he literally hung me out to dry saying the booking was cancelled ! by whom ? i had to book another hotel at last minute at greater cost and massive inconvenience. I was very angry with this guy "Freddy" who at best is very unprofessional and at worst could be telling pork pies to his customers. ( some story abut a gas leak /nonsense as other guest were there) I have asked for proof. Not fit for purpose don't trust this man he will let you down.Note another review that reports the same problem,

Lovely house. Lovely Guy.
Booking.com cancelled our rooms 3 days before
. I called the property and Fred sorted the same day for us
Property was lovely and clean. Rooms where a good size. Shower was amazing.!!
Good range of complimentary breakfast
Fred made us feel very welcome and ensured our visit was pleasant.
House is good for Newmarket town and the free shuttle to the races.
Would definitely recommend and use again.

Cancelled on us day the before with no explanation. They didn't even have the manors to respond to any of our communication.Runied our whole weekend away.
