Hill Side Barn is a spectacular stone built semi-detached barn conversion, set in a lovely location in the hamlet of Pennington.
Lovingly restored and renovated to an exceptional standard, this stunning holiday cottage offers premium class accommodation including three bedrooms, a large open-plan first floor living area including a gorgeous kitchen with central island, dining area and sitting area with wood burner, exposed beams, and doors which open out on to the garden and patio. There is the added benefit of an outdoor hot tub, of which guests have exclusive use - a great place to be after a hard dayâs walking, cycling or touring of the local area. The bustling market, visitor attractions and year round festivals of Ulverston are within easy reach.

Fantastic stay!
We have just returned from a fabulous 7 night stay at Hill Side Barn. We travelled as a party of 5 which included a 4 year old. The property was easy to find and was clean and warm upon arrival.
The living space is upstairs whilst the 3 bedrooms (one of which ensuite) are downstairs. It was also great to have a hot tub and despite the rainy weather we still made good use of it each day, our only very minor recommendation would be that the hot tub has a canopy/cover over as some of our party avoided using it if raining (we did pull the parasol over which the younger people in the party really didn't mind!)
We had everything we needed during our stay, we were left with details of the owner and maintenance however, we did not have to contact them at any point.
There are also other properties on the same site however, Hill Side Barn was extremely private (I can't answer for the others). It's a lovely area which has fantastic views.
Ulverston is the nearest town only 3 miles away, but during our stay we also visited the South Lakes Zoo, Ravenglass and Eskdale Railway, Windermere, Laurel and Hardy museum, Lakeland Motor museum and the Lakes Aquarium, as well as a meal out in Ulverston (a busy week!)
We thoroughly enjoyed our week away and two members of the party have already enquired about staying in one of the other properties. We would not hesitate in staying again should we be in the Lake District.

Nice place, shame about the owner!
We stayed at the barn for 1 week. We arrived on the Friday and it was all nicely set out. The problems came when we tried to put the heating on, there was a trip on the fuse board. Luckily the first night wasn't too cold. The next morning we called and left a message at 9:10am for the site manage Noel and also text a message too. There was a sheet with the site managers number only. We went out for the day and didn't hear a thing, we then returned and had a message at 5:15pm from "Steve" who was helping Noel out as he was off until the Tuesday (this was Saturday) we messaged him back and never heard. The next morning at about 11am Steve came to top up the hot tub and then came in. All he was bothered about was if we got his text and nothing else, we said there should be another number available if the site manager is unavailable and he said "my number is on the board" when I called him out for being rude he stomped out and then we could hear him revenge up his engine and driving away. This ruined our day as there was no need for this. When we looked out there is an "emergency number" on the board, but not only is this unclear but there was a white van parked in the way which blocked it. Luckily there was a log burner so that evening we put that on, but the lighter had run out, we are not smokers but luckily we had a lighter in the car, otherwise we wouldn't have been able to start the fire and it was freezing in there, although the fire could not be in permanent use as my husband suffers with his sinuses and this played it up. Noel came back on Tuesday and we phoned him, he came round to look at the issues with the heating. We told him how disappointed we were with Steve and how he had ruined our holiday essentially and that he had left us with essentially no heating for 3 days. We then find out that Steve is the owner of the place, which is even worse. It is diabolical that he was like this and totally unacceptable. It is a shame as the place itself is really nice and luckily Noel was very helpful and managed to sort the issues with the heating. Unfortunately though we will not return due to the owner and his attitude and I would urge people to think twice if you want to go away for a nice relaxed break with no stress, as he caused unnecessary stress.

ABSOLUTELY AMAZING PROPERTY!
We have just returned from a 2 night stay at Hill Side Barn..a little pre-Xmas treat for us and our grandchildren,and we were absolutely thrilled with both the cottage and it's location.
The property has been furnished and decorated to a very high spec and has everything you could possibly need for a comfortable stay....range cooker,dishwasher,washer/dryer/.kitchen cupboards well stocked with every utensil required,plus the comfiest beds ever..and most importantly,everything was spotlessly clean..the whole place was immaculate.
We didn't even leave the cottage..we had gone just to chill,and the seclusion was very welcome.
Kids absolutely loved the hot tub,so that was well used during our stay!
It was lovely to relax in the evenings with the log burner lit and the Xmas tree lights on.
The owners really have thought of everything ....the two bottles of wine left as a welcome gift were very welcome indeed,and the Xmas tree lights and heating were on when we arrived which was lovely.
We didn't meet Carole,but Steve was very friendly and helpful....even though we caused havoc on our arrival by managing to get our minivan stuck on the grass trying to turn around to get into the driveway!
He very kindly came out in the rain to tow us back onto the path ..and thankfully ,despite the chaos,hasn't barred us from staying again lol and we all loved our stay so much,we have already booked again to return in the Summer :)

Hill side Barn cottage - brilliant weekend!
Beautiful cottage and clean with gorgeous views. Our weekend away was booked for the weekend of the 4th to the 7th of September 2020.
A must go! Good views, service and clean , definitely recommend.

Beautiful accommodation in lovely, quiet surroundings.
We booked from 14th - 17th October and had a wonderful, relaxing time. We travelled as a family (2 adults and 2 children aged 8 and 11 years).
Firstly, we found the accommodation with no problem at all thanks to the clear instruction given upon booking. Upon arrival, we phoned the owner, Steve, who was not available but his wife came straight over and gave us a brief rundown of how to turn on the fans in the hot tub. Otherwise, we were left to it and settled very well into the house. It was clean, warm and inviting. Little touches like the milk and bottle of wine were gratefully received and the kitchen cupboards were well stocked with every piece of equipment you could possibly need to make meals during your stay.
There is no WiFi, which I had thought might be an issue, particularly for the children, but there were plenty of DVDs and some games, we had also brought some of our own, so we were never bored. There is a Wii too but the controls batteries needed replaced so we were unable to use it. There are also a lot of books, if you feel like putting your feet up and have a read.
The hot tub was the main reason I had booked and we spent a lot of time in it, it was fantastic!! The only issue I had is that one afternoon the temperature had reached 40 degrees which was a little uncomfortable, so we tried to turn it down using the temp control button. The next day, when we went to use the hot tub, it was at only 34 degrees and, despite trying to turn it back up, the temp did not increase. I contacted the owner who came over straight away and was extremely annoyed that we had touched the temp control button. We had not been advised not to do so and there were no instructions on the use of the hot tub in the accommodation (other than health and safety advice). If we had been advised not to touch the controls, we would not have, and so it might be a good idea to actually provide these, or at least advise visitors on arrival. Anyway, the issue was fixed and we didn?t allow this to mar our stay.
A couple of things we had noted from previous comments....no pets are permitted but there are 2 dogs and 3 cats on the grounds which belong to the owner. Not a big deal for us really, but you can?t leave any door/window open unless you want the cats in. Not ideal if you have an issue with cats and probably should be mentioned in the description. My kids loved stroking the cats though so it wasn?t a problem for us. Also, it should be noted this is a converted barn next to a farm so expect some wildlife. My husband forgot to pay heed to a previous comment by another visitor and left the bathroom window open so we were paid a visit by a frog. Cue lots of hilarity as we tried to remove it from the bathroom
All in all, a beautiful place in a lovely location and the perfect, relaxing break. We would recommend and return.
