Situated in one of Devon’s most prestigious locations and benefiting from magnificent views along and across Instow Quay and the River Torridge, this recently refurbished impressive south facing house has been finished to a very high standard.

The property, which featured on “Fantasy Homes by the Sea”, overlooks the North Devon Yacht Club, allowing you to watch the boats come and go from the lounges and many of the bedrooms. Just 5 minutes walk down to the sandy beach and estuary with a choice of quayside pubs and restaurants nearby. Within a short drive is a wealth of popular safe sandy beaches and attractions to suit all ages.

Take a riverside walk to the market town of Bideford, where there this is much to see and do with a choice of shops and pubs, as well as a pannier and open-air markets. North Devon’s coastline is never far away and Westward Ho! beach is only a 5 minutes’ drive, offering 2 miles of golden sands popular with bathers and surfers. Horseriding, tennis and golf are also available and the National Trust coast path offers breathtaking cliff-top views.

Cyclists and ramblers will love the many miles of the famous disused railway line,The Tarka Trail, offering stunning views and wildlife spotting. Away from the coast is the rugged beauty of Dartmoor and Exmoor National Parks. Keen golfers can enjoy the nearby championship golf courses at Westward Ho! and Saunton and attractions including, The Milky Way, The Big Sheep, Superbowl and leisure centre,Tapeley Park, Dartington Crystal, Arlington Court and RHS Rosemoor great for childres and adults alike.

Why not take a day boat trip to Lundy island or explore the pretty harbour at Clovelly, the sand dunes at Instow or the pretty quayside at Appledore. After all this activity, there are plenty of family friendly village pubs, and restaurants in Instow to relax in, which all serve good food, local beers and ciders are just within a 5 minute downhill walk away.Leisure facilities: hot tub.

The accommodation which is equipped and finished to a very high standard offers ELEVEN bedrooms: all of which have wall mounted TVs with DVD, situated on the ground floor all with direct access to the garden are 1 king-size with river views, en-suite shower and WC, 1 king-size and 1 twin with river views adjoining a bathroom with bath, seperate shower and WC. 1 king-size and 1 twin, with access to a garden patio, next to a shower room with WC.

On the first floor, 2 king-size with river views, en-suite showers and WC, 1 king-size with river views and next to a bathroom with bath and WC. 1 king-size next to a shower room with WC. On the second floor, 1 super king-size with fantastic river views, balcony, en-suite bathroom, separate shower cubicle and WC with additional balcony and river views.

1 twin adjoining making a superb family suite. Lounge: with river views, TV/DVD, full Sky package and Wii games console, ideal for children. Further lounge with river views and TV/DVD.

Dining room: spacious with river views and large table seating 22. Kitchen: well equiped with double range oven, American fridge/freezer, dishwasher and microwave. Utility room: with washing machine and tumble dryer.

Separate WC. Outside: enclosed south facing garden with lawn, patio and raised decked area with hot tub, and BBQ. Amenities: ample parking, bed linen, towels, electric, central heating and wi-fi included.

Regret no smoking or pets. Additional info: all short breaks between 1st November to 1st April are charged at 90% of the full weekly cost and 1st April to 1st November are at full weekly cost. Location: beach, shops and pubs within 5 minute downhill walk.
