Woodpeckers Halt is a detached cottage located in the village of Bembridge on the Isle of Wight. Its four bedrooms include a super king-size, a king-size with an en-suite, a family room sleeping up to four and a twin bedroom, there is also a family bathroom, the property is able to sleep up to ten guests. Inside, also find an open-plan living area with a kitchen, dining area, breakfast bar and comfortable seating, a utility, a sitting room with a woodburning stove and a conservatory.

To the outside there is off-road parking for three cars as well as an enclosed garden with a lawn, a decking and a patio with furniture. Woodpeckers Halt is a tasteful cottage excellently placed for a break on the Isle of Wight.

Avoid this property - The property was not cleaned properly and the owner was difficult to deal with
We stayed at this property for four nights in July 2020 Prior to our stay we contacted the host and requested an early check in which was granted by email however the owner did not inform the cleaner at the property of this so when we arrived at the agreed early check in time it was not clean or ready and the cleaner was not expecting us and this showed poor communication by the host from the beginning of our stay. We therefore left our luggage in the rear patio and left the property to purchase groceries for our stay and we left the cleaner to finish the cleaning. The cleaner advised us that the previous guests had checked out two and a half hours late and this had significantly reduced her cleaning time. This was evident because the kitchen and dining room surface areas were left dirty and required us to complete cleaning before we were able to use them. When I brought this to the hosts attention she was dismissive and argumentative and then proceeded to fabricate events in an attempt to change the narrative to suit her. This included going as far as suggesting that we broke Covid19 regulations which was utterly ludicrous and this was simply her attempt at trying to abdicate and deflect her responsibilities as the owner and host. When I wrote to the host to explain the cleaning issues were had encountered, the host admitted that she had received complaints from previous guests about the cleanliness of the property and she explained that the process in the house guide book was for guests to contact ?Jim? who would send in further cleaners when we were in residence. This was clearly not an option as this would have infact breached government Covid19 regulations that were in place at the time of our stay and the guide book the host referred to had not been updated with Covid19 processes or contingency procedures to keep both guests and cleaners safe should such an issue arise. The hosts also confirmed that the previous guests had left the property two and a half hours after the agreed check out time and therefore the cleaner had two and a half hours less time to clean the property, it was evident that the reduced cleaning time had resulted in the poor cleaning standard the property was left in which as a paying guest is not acceptable but again she did not want to take responsibility for this. The guest book in the property also confirmed that previous guests also had issues with the poor cleanliness of the property during their stay and this is also evident on previous guests reviews on other websites for this property. It's a shame that the host had chosen not to address these issues. Although the property is of a large size and in a good location which is close to the breach, it is very tired in areas and in need of some TLC. I?m sure this property was stunning ten years ago, but it needs some money spent on it to bring it back up to standard to justify the inflated nightly premium the host is charging. Some of the issues we encountered were that the kitchen sink is at the end of it's life with many stains that are ground in to the porcelain surfaces, the dining room table has dirt ground in to it, the placemats were worn down to the cork where the lamination had worn off and many of the glassware and crockery had chips in them. As a result of the cleaning issues we encountered I requested the cleaning fee back from the host and the she responded to say that the cleaning issues we had raised were ?fictitious. As a responsible and genuine host I would have hoped that she would have responded in an appropriate and responsible fashion, however she simply abdicated her responsibilities, she chose to fabricate events and timelines to suit her narrative and as a result I escalated this to Airbnb through their resolution center and unsurprising they found in my favor after reviewing the evidence and refunded the cleaning fee in full Having to go through this process was time consuming and unnecessary, the host could have simply dealt with the situation in the first instance and taken the right steps to resolve the problems we encountered. I would have also expected for the host to put processes in place to mitigate this from happening to future guests but she simply disregarded our experience as if it didn?t happen. What I found most disappointing was the fact that the host knew we were staying at the property to attend a funeral of a parent and her responses to our concerns that she sent to us were confrontational, she showed a lack of empathy bearing in mind she was fully aware that we are grieving the loss of a love one and she simply showed a total disregard for guest satisfaction. We rented five properties across the island for family members of different households to stay in so they could attend the funeral and stay Covid safe under the government guidance at the time of our visit, this was the only property we encountered an issue with. Needless to say we would not recommend this host or the property to potential future guests
