From the porch, head through to the oak-fitted kitchen with its little breakfast table for morning coffees, a well-equipped room for preparing family meals to enjoy in the dining room whilst you observe the canal life.

For sitting comfortably, you have a choice of the sitting room with its glass door to slide open to the garden, or the conservatory with comfy seats. For anyone who doesn't want to tackle the stairs there is one ground-floor twin bedroom and a bathroom, or head upstairs to four more bedrooms with some lovely views of the canal and the Blackdown Hills. The children will love the games room which doubles as an optional bedroom for alternative sleeping.

Needless to say, a barge trip on the Grand Western Canal is a must, or why not bring your own boats to launch at Sampford Peverell and moor them outside the house? You can fish outside with a licence and golf and boat, canoe and bicycle hire are available locally. North and South coasts make easy day trips or explore Exmoor and Somerset from this central location.
