Mill Farm is a red brick farmhouse set in the hamlet of Yapham near to Pocklington in North Yorkshire. The cottage sleeps twelve people and has three double bedrooms (two with en-suites and one with a sofa bed), two twins and a family bathroom. Also in the cottage are a fitted kitchen, a dining room and a sitting room with an open fire. Outside is off road parking and lawned gardens with outdoor furniture and a barbecue. Close to the North York Moors National Park and the city of York, Mill Farm is a wonderful touring base for a Yorkshire family holiday.

Unprofessional The guy who owns this house is the most unprofessional person I have ever dealt with. He lied time after time when I was chasing him for an item left at the house and told us he was "going to" post it or that his daughters were dealing with it. This went on for around 8 months until I called him out and he told me it was sent a long time ago by post and he wasn't responsible for the post? Even though I had offered multiple times to pay for tracked postage and he just ignored me and family members who had got involved to help. This has caused me so much distress as it was a really personal sentimental item and he just didn't care enough to post it for me.
It's standard practice in any hotel or professional establishment to send an item back to the owner without all of this. He has clearly lost it and doesn't care that it was clearly a personal sentimental item. Roisin2403 2019-01-11
Disappointing This property looked promising on arrival, lovely setting on the edge of the village of Yapham, however, once inside things started to go downhill.
Upstairs the carpets were frayed and coming away from the door strips creating a trip hazard, and in one of the rooms plaster was coming off the walls, my daughter vacuumed the entire upper floor before she would unpack.
In the downstairs en suite, which was our room, the cushioned vinyl flooring was stained around the toilet, to be blunt the whole floor looked filthy due to the staining. I went to wash my hands only to find the hot tap didn?t work, I walked through the house to the downstairs cloakroom only to find that neither the hot or cold tap worked in that room!
Hands washed in the kitchen and then on the phone to the owner. He said he was aware of the plumbing issues as sometimes the taps worked and sometimes they didn?t, he said he was out but would come around and ?have a look? I was at this point still willing to give the benefit of the doubt, so I agreed to waiting until he could sort it.
We decided to carry on with our holiday, as we were all family we could muck in and cope.
The owner did not attend the property at all that week and we decided to work around the issue.
Later in the week I decided to use the tumble drier and the iron. The tumble drier didn?t work unless you held the door shut, and the iron had cuts in the outer cable cover exposing the inner wires, none of the electrical items had been pat tested since 2016. I know there is no legal requirement for this, but there is an obligation to make sure electrical items are safe.
There were other issues around outside drainage which meant that the neighbouring properties bath water overflowed onto the lawn for our property and showers that stopped working is someone else ran a bath.
As a family we decided to put up with it rather than spend the week stressing. On return home I contacted Sykes supplying them with photos and videos of the issues, despite numerous chase up emails all I have received is an automated email giving me a reference number.

The location was ideal for our holiday with a dog; there were good walks on the doorstep it was a short drive to many attractions. The house; with a great combination of accommodation, garden and car parking it was well suited to a family celebration. Mr Morris 2016-07-02
The cottage was comfortable and very warm for a large house. It was great for a large group as there was plenty of space to spread out and not be in each others way! It is ideally situated, being in lovely, quiet surroundings but only a short distance away from places to visit such as Beverley and Scarborough. We will definitely visit again! Mrs Reed 2016-02-09
The location was lovely and ideal for a base to travel. The house was a nice size and well maintained. We would highly recommend the house for a large family, there was 12 of us and two dogs and there was plenty of room. We loved the place and would go again. Mr Graham 2016-01-11
