LUXURIOUS DETACHED COTTAGE SET IN 30 ACRES OF PASTURELAND JUST A SHORT DISTANCE FROM THE NORTH CORNISH COAST For those searching for something a little special you have found it in Advent Cottage. This stylish property which dates from 1840 has been completely and beautifully renovated to an extremely high standard with oak flooring throughout and the original slate flagstones in the lounge. There are two wood burning/multifuel stoves so you can be lovely and snug at all times of the year.

It has a superb location surrounded by its own pasture land with far reaching views over the Camel Valley and the beautiful Cornish countryside. The River Camel flows through the property's land. The location is ideal for those looking to walk cycle swim surf or just chill out and relax.

There are wonderful walks direct from the cottage as well as excellent walking and riding over the neighbouring Bodmin Moor. Those with a fishing license are welcome to test their skill and luck in the stretch of the River Camel belonging to the property.  Superb sandy beaches are within easy reach and can be found all along the nearby coastline Daymer Bay Polzeath Lundy Bay and Trebarwith Strand are just a few offering a range of not only sand and surf but also rock pools windsurfing boating or canoeing.

  The historic fishing town of Port Isaac is 7 miles away with Tintagel and Boscastle even closer and Padstow just a 30 min drive away. All this makes Advent Cottage a luxurious and convenient base from which to discover all that this wonderful part of Cornwall has to offer. The cottage has the benefit of an extensive patio and large first floor balcony.

Both face South west and enjoy lovely distant rural views with wonderful sunsets. You will be delighted to return to the cottage after an adventure filled day to sit on the balcony or patio and enjoy perfect peace and tranquility (and maybe a glass of wine!) while you watch the sun set over the distant horizon. A lovely way to end yet another perfect day.

Furnished and equipped to a high standard with delightful colour schemes and Laura Ashley fabrics Advent Cottage offers: THREE bedrooms. on the ground floor 1 Twin room which can be joined together to form a super king sized double ensuite bathroom with bath separate shower cubicle heated towel rail WC and wash basin. (Door from kitchen also gives access to this bathroom.

) 1 Double with en suite WC and wash basin. The stunning master bedroom is situated on the first floor and has an en suite shower room with shower cubicle WC wash basin and heated towel rail. This large sunny bedroom also has a seating area desk and small dressing area with built in wardrobes TV and French doors that lead out onto a large glass fronted balcony with seating from where you can enjoy superb countryside views.

On the ground floor you will find the impressive Kitchen/ diner: with floor to ceiling folding French doors which run along the length of the dining area and open out onto a large patio making a perfect link to the indoor and outdoor dining areas. This room is extremely well fitted with electric oven and hob fridge/freezer dishwasher & microwave. A large cupboard houses the washing machine and tumble drier.

Large farmhouse table and chairs wood burning stove and a comfy seating area with wall mounted TV. This room provides a warm comfortable and easy space to enjoy at any time of year. Lounge: which is at the other end of the house also has bi folding doors opening out onto yet another patio area with garden furniture and rural views along with a wood burning stove comfy sofas and TV.

Entrance porch: with handmade pew style seating and room for sandy/muddy shoes. Outside: is an enclosed garden with an extensive grassed area ideal for games along with the large patio areas. Amenities: parking for 4 cars.

Bed linen towels electricity modern eco - friendly air source central heating system with under floor heating throughout the property apart from the kitchen area where there are radiators and starter supply of logs included. Private water supply. Regret strictly no smoking or pets.
